Why is this free?
Fair question — most “free” real estate data ends in a sales call with three people on it. Here's the honest version.
HottestZip is powered by GoForClose, a done-for-you direct mail service for real estate investors, in business since 2019. Investors ask us the same question over and over: “which ZIPs should I work?”The honest starting point for that answer isn't anyone's opinion — it's where investors are already buying, in the public record. So we aggregated the counts for every residential ZIP in the country and put them here, in the open.
If you've been burned by a data company before — sold a “hot list” that turned out to be the same stale export everyone else got — you already know why we lead with the raw counts instead of a score. A score asks you to trust us. A count you can check.
What we get out of it, plainly:
- If you want the deeper per-ZIP report, it costs an email address. Some of the people who read those reports will eventually want their mail run for them, and some of those will become GoForClose clients. That's the funnel; there's no hidden one.
- Publishing our counting rules in public keeps us honest, and it shows the kind of work we do before anyone pays us a dollar.
What we don't do: sell your email, ask for your phone number, or promise you deals. The data is a July 2026 snapshot of public records, with its limitations listed in full on the methodology page. If the numbers are useful, use them — with or without us.
